Rental Agreement for “THE SUMMIT HOUSE” on Mt. Nebo, Located next to Mt Nebo State Park Visitors Center, Dardanelle, AR 72834 ^{Mailing address: TLC Vacation Rentals, Inc.  P.O. Box 8057, Hot Springs Village, Arkansas 71910}

I request to rent “The Summit House” on Mt. Nebo for     nights beginning    /    /     and ending     /    /   . Unless prior arrangements have been made, I agree check-in time is 5:00PM and check-out time is 11:00AM. I agree to pay the the applicable rental amount of $_________ listed below for the number of nights requested.

Two night (minimum rental period) - $817.50 including all tax , ($375/night plus 9% tax = $408.75/night)  3 nights including tax $1079.10, four nights $1362.50 , five nights $1635, six or 7 nights June to Aug. $1795.00 plus tax = $1956.55.  Sept. - May $1495 weekly plus tax=$1629.55. (3 night minimum for a holiday weekend). I agree to pay a cleaning fee of $75 for my rental period.

Damage deposit is fully refundable after rental if no damages to property and furnishings are incurred. I agree that completion of this rental agreement does not relieve me of my obligation for other charges for which I or my rental participants are responsible, including but not limited to: 1) charges for extra days 2) missing or damaged equipment or furnishings .3) forfeiture of reservation deposit if a cancellation notice is not received at least 3 weeks prior to reservation date. If weather conditions do not permit access to The Summit House such as an ice storm or snowfall etc. my entire deposit will be refunded to me.  Absolutely No Smoking or Pets  permitted inside the house, $300 will be deducted for cleaning if pets or smoking in this house is detected. Smoking permitted outside only where ash trays are provided.

Liability Release for all rentals of “The Summit House” property. As the representative responsible for renting The Summit House, I hereby release Daniel and Cynthia Schanink, “TLC Vacation Rentals Inc” and any and all of their representatives of any liability for any accidents I or my rental participants may have on their property.
